Are you curious what the Real Estate Market Trends are for our area?

Here’s part of a post on that from KayeSwain.com/March-Trends-2015 :

“This chart shows two lines. The dark blue line on top shows the listing price, which was at a high in April of last year, then dipped and now is heading back up. The green line below shows the actual selling prices and you can see that more sellers were pricing their homes more accurately as the year proceeded. The best part – selling prices have gone up in the 95747 zip code with a healthy increase up through March 1, 2015.”

One thing frustrating many buyers is that there are still not a lot of houses for sale in the 95747 area of West Roseville CA. After selling my last client’s home in one week for full price, we had the hardest time finding them their new home in West Roseville because of so few choices (we did, though 🙂 – they move in this week!). So if you are thinking of selling, now is a great time to do it!

As a matter of fact, I ran the numbers when I typed this on March 23, 2015. I drew a map for the Woodcreek Oaks Neighborhood – basically from Pleasant Grove to Baseline and from Foothills to about Whitstable. In that area, there are currently 122 homes listed:

  • 9 homes for sale (3 are short sale)
  • 29 homes pending
  • The rest = SOLD in the last 6 months!

One thing to keep a close eye on is the interest rates. We are currently at a historic low rate, which is awesome! Janet Yellen, of the Federal Reserve, appears to be leaning towards raising interest rates in the upcoming months. If that happens, loans and mortgage payments will be more expensive for buyers, which could mean fewer people shopping to buy homes. That’s another good reason to get serious if you were already thinking about buying OR selling.
